Open plan kitchen and dining extension with roof lantern

House extensions, designed and built by one company.

Single and two-storey extensions across Ayrshire and the west of Scotland. Drawings, warrant, costing and build, handled by one team.

House extensions

More space without moving house

An extension is the biggest single change most people make to their home. It goes best when one company is responsible for all of it.

We design the extension with you through CWJ Architectural Design Services, arrange the structural engineer, get the building warrant, price the build with our own quantity surveyors and then build it with our own team. You get one point of contact from the first visit to the completion certificate.

Types of extension

What we build

Single-storey rear extensions

The most common extension. Usually a new kitchen and family space opening onto the garden with bifold or sliding doors.

Kitchen extensions

Extending to fit the kitchen you want, often with a roof lantern and an island. We can supply and fit the kitchen too.

Two-storey extensions

Extra space downstairs and another bedroom or bathroom above, built as one project.

Side and wraparound extensions

Using the side of the house, or wrapping round the back and side, to get the most from the plot.

Open plan with wall removals

Taking down internal walls so the new space and the existing house work as one room.

Garage conversions with extension

Converting an attached garage and extending at the same time.

Before and after

From patio to finished room

The same Kilmarnock extension, from the back garden. Drag the slider to compare.

How it works

Your extension, step by step

  1. Site visit

We visit the house, talk through what you want and explain plainly what's involved.

  2. Warrant drawings

Our sister design company draws it up and handles planning and the building warrant.

  3. Build costing

Our own quantity surveyors price it. You get the build price in writing first.

  4. The build

Our team builds it and runs the programme. No trades for you to chase.

  5. Sign off

We deal with the council for you, all the way to the completion certificate.

Design and build

Why design and build works better

Most homeowners hire an architect, then try to find a builder to match the drawings. With design and build, one company does both, and that changes how the whole project runs.

One contract, one company

Design, costing and build sit with one firm. If something needs sorting, there is one company answering for it, not an architect and a builder pointing at each other.

Cost in mind from the first sketch

Our designers work alongside our quantity surveyors and site team, so the build cost is considered while the drawings are being made, not after.

Drawings that suit the build

The people drawing your project work with the people building it, so details are worked out with the build in mind before anything reaches site.

No gaps between stages

There is no handover from one firm to another between design, warrant and build. The same team carries the project from the first visit to the completion certificate.

We deal with the council

We handle planning and the building warrant, and deal with the council right through to the completion certificate.

A clear price before we start

Although the disruption surrounding building works is never pleasant, it has been a pleasure working with Oscar and Kris at Cutwood. ... the end result after 6 months work, certainly so far as the dormer is concerned, is better then we were hoping for.

We cannot recommend Cutwood Joinery enough. We have just completed our project which involved removing a wall between our kitchen and dining room, removing doors through to our conservatory, floors brought to same height making it a large open plan space.

Excellent project from start to finish. Cutwood's attention to detail is fantastic. ... Sticking to the task until is properly finished. Delighted with the work.

Questions

House extension FAQs

Do I need planning permission for an extension?

In Scotland many extensions need planning permission, and almost all need a building warrant. Some smaller ones can go ahead under permitted development. We check which applies at the start, before anything is drawn.

Can you do the drawings?

Yes. Drawings, planning and the building warrant are done by our sister company, CWJ Architectural Design Services, so design and build sit with one team.

Can we live at home during the build?

Most of our clients do. We keep the working area separate, protect what we walk through and leave the house clean and usable every day.

How is the price set out?

The main price is the construction cost to build the extension to the approved building warrant. Finishing items such as kitchen, flooring and decoration are listed separately with their own prices, so you can add them or have your own trades do them.

Who manages the trades?

We do. Our own joiners and plumbers work alongside a settled team of trades we have used for years. You have one contract and one company answering for the work.

Do you deal with the council?

Yes. We deal with the council on your behalf, from the warrant application through to the completion certificate.

How long does an extension take to build?

Every project is different, but a small single-storey extension is usually around 8 weeks on site. Two-storey extensions are usually 12 to 16 weeks on site.

Do I need a building warrant for an extension?

Almost all extensions in Scotland need a building warrant, even where planning permission is not needed. We check what your project needs at the start and handle the application through CWJ Architectural Design Services.

Who prices the extension?

Our own quantity surveyors price the work from the approved building warrant drawings. That means the price is based on what will actually be built.

Can I have my own trades do the kitchen or decorating?

Yes. Finishing items are listed separately as optional extras, so you can have us do them or bring in your own trades once our work is done.

What happens at the first site visit?

We look at the house, the space and what you want to use the extension for. From there we talk through what is possible and what the next steps are.

Are you members of any trade bodies?

Yes. We are members of the Federation of Master Builders and TrustMark registered, and we hold SMAS Worksafe accreditation. We are also a Living Wage Employer.
