New homes and self builds, start to finish.
From the first dig to the final fit-out, one company builds your new home and answers for the work.
One team for the whole build
Building a new home involves a lot of moving parts. We bring them together under one contract so you have one company to deal with.
We start with a site visit and a feasibility check. Drawings, planning and building warrant are handled through our sister company, CWJ Architectural Design Services. Our own quantity surveyors then cost the build to the approved warrant, with finishing items priced separately so you can choose what to include. On site, we can take on the foundations and groundworks, the structure, the roof and the full internal fit-out. Our joiners and plumbers work alongside a settled team of trades we have used for years, and we deal with the council right through to the completion certificate.

New build projects we take on
Self builds
You own the plot and want one company to build the house. We can take on the whole build or the stages you need.
Replacement homes
Taking down an existing house and building a new one on the same plot, managed as one job.
Design and build
Starting with design and planning as the first phase, then moving straight into the build with the same team.
Structure and fit-out packages
If your foundations are already in, we can pick up the structure, the roof and the full internal fit-out.
Groundworks and foundations
Site set out, excavation, foundations, drainage and floor slabs, ready for the house to go up.
Full fit-out
Electrics, plumbing, heating, plastering and joinery through to the completion certificate.
Why design and build works better
Most homeowners hire an architect, then try to find a builder to match the drawings. With design and build, one company does both, and that changes how the whole project runs.
One contract, one company
Design, costing and build sit with one firm. If something needs sorting, there is one company answering for it, not an architect and a builder pointing at each other.
Cost in mind from the first sketch
Our designers work alongside our quantity surveyors and site team, so the build cost is considered while the drawings are being made, not after.
Drawings that suit the build
The people drawing your project work with the people building it, so details are worked out with the build in mind before anything reaches site.
No gaps between stages
There is no handover from one firm to another between design, warrant and build. The same team carries the project from the first visit to the completion certificate.
We deal with the council
We handle planning and the building warrant, and deal with the council right through to the completion certificate.
A clear price before we start
You get approved drawings, a building warrant and a written build price, with finishing items priced one by one. What is not included is written down as clearly as what is.
One company, start to finish
Site visit
We visit the house, talk through what you want and explain plainly what's involved.
Warrant drawings
Our sister design company draws it up and handles planning and the building warrant.
Build costing
Our own quantity surveyors price it. You get the build price in writing first.
The build
Our team builds it and runs the programme. No trades for you to chase.
Sign off
We deal with the council for you, all the way to the completion certificate.

Although the disruption surrounding building works is never pleasant, it has been a pleasure working with Oscar and Kris at Cutwood. ... the end result after 6 months work, certainly so far as the dormer is concerned, is better then we were hoping for.Martin H.Loft and garage conversion · Google review
We cannot recommend Cutwood Joinery enough. We have just completed our project which involved removing a wall between our kitchen and dining room, removing doors through to our conservatory, floors brought to same height making it a large open plan space.Susan B.Wall removal and open plan · Google review
Excellent project from start to finish. Cutwood's attention to detail is fantastic. ... Sticking to the task until is properly finished. Delighted with the work.Mike H.Bathroom and study · Google review

New Builds and Self Builds FAQs
Can you help if we only have a plot and an idea?
Yes. We start with a site visit and feasibility check, then CWJ Architectural Design Services can prepare the drawings and handle planning and building warrant.
Do I need planning permission and a building warrant?
A new home will need both. We check exactly what your plot and design need at the start, before any costs are committed to the build.
Can you do the foundations as well as the house?
Yes. We can take on the foundations and groundworks, the structure and the full fit-out, so the whole build sits under one contract.
How do you price a new build?
The main price covers the construction cost to build to the approved building warrant. Finishing items like the kitchen, flooring and decoration are listed separately with their own prices, and anything not included is written down.
Can we take on part of the build ourselves?
Talk to us about it at the start. We will be clear about which stages we cover and where our work starts and finishes.
Which areas do you cover?
We are based in Kilmarnock and take on new builds across Ayrshire and the west of Scotland.
How long does a new build take?
Every project is different, but new builds and self builds are usually 12 to 16 weeks on site.
Who handles the drawings for a new build?
Our sister company, CWJ Architectural Design Services, prepares the drawings and handles planning and the building warrant, so design and build sit with one team.
Do you handle the electrics, plumbing and heating?
Yes. Electrics, plumbing and heating are all part of the build and managed by us under the one contract.
Do you deal with the council during the build?
Yes. We deal with the council from the warrant application through to the completion certificate, including the inspections along the way.
Do you build the house with your own team?
Yes. Our own joiners and plumbers work alongside a settled team of trades we have used for years, all under one contract with us.
Can you help with a replacement home on an existing plot?
Yes. Replacement homes are part of our new build work, and we start with a site visit to look at the plot and what you want to build.
