How We Work

How we work, step by step.

One company from the first visit to the completion certificate.

The process

From first visit to completion certificate

  1. Site visit

We visit the house, talk through what you want and explain plainly what's involved.

  2. Warrant drawings

Our sister design company draws it up and handles planning and the building warrant.

  3. Build costing

Our own quantity surveyors price it. You get the build price in writing first.

  4. The build

Our team builds it and runs the programme. No trades for you to chase.

  5. Sign off

We deal with the council for you, all the way to the completion certificate.

Drawings, planning and warrant

Our sister company, CWJ Architectural Design Services, does the drawings and handles planning and the building warrant.

Because design and build sit together, the build cost is considered from the start, not after the drawings are finished.

How your price is set out

Your main price is the construction cost to build to the approved building warrant.

Finishing items such as the kitchen, flooring, decoration and doors are listed separately, each with its own price. You can add them, or bring in your own trades after handover. What is not included is written down as clearly as what is.

During the build

What to expect

One point of contact

You deal with one company the whole way through, with one contract covering the work.

Living at home

Most of our clients live at home while we work. We plan the noisy stages in advance, tell you when they are coming, and leave the house clean and usable every day.

Your home protected

Before we start, we cover and protect the floors, stairs, walls and doorways along the route we use through the house, and seal off the working area to keep dust where it belongs.

Run in JobTread

Every job is managed in JobTread, our project management software. The programme, site notes, photos and documents for your project sit in one place, so the office and the site team work from the same information.

AI that cuts the admin

We use AI tools alongside JobTread for job tracking and project management: logging site notes, keeping schedules current and turning updates round quickly. Less time on paperwork means more time on your build.

Updates before you ask

You hear from us before you have to ask, including when something changes. If a delivery moves or a stage runs differently, you know about it and what it means for the programme.

Our own team on site

The joiners and plumbers in your house are our own people. They know how we work, and one company answers for every part of the job.

Changes in writing

Any change or extra work is agreed in writing, including what it does to the price and the programme.

Signed off properly

When the work is finished we deal with the council for the completion certificate, so the job is signed off and you have the paperwork you need when you come to sell.
