Full Home Renovations

One plan for the whole house

Renovating a whole house means a lot of trades working in the right order. We plan it as one job, so nothing is left waiting between stages.

We start with a site visit to walk through the house and agree what you want to change. If walls are coming out or layouts are changing, CWJ Architectural Design Services handles the drawings and building warrant. Our quantity surveyors cost the work, with finishing items priced separately. Our team then strips out, carries out any structural changes, and runs the electrics, plumbing and heating before plastering. Kitchens, bathrooms, flooring and decoration follow in order. Our joiners and plumbers work alongside a settled team of trades, and one company answers for all of it.

Renovation projects we take on

Whole-house renovations

Every room updated in one planned job, from strip out to decoration.

Downstairs renovations

Kitchen, living areas, utility and WC done together so the ground floor works as one space.

Older house updates

Bringing an older property up to date with new services, new layouts and new finishes.

Renovations with layout changes

Removing walls, forming openings or moving rooms as part of the wider renovation.

Kitchen and bathroom refits

Both rooms renovated as part of the same job, so the trades are only in once.

Rewiring and new heating

New electrics, plumbing and heating put in while the walls and floors are open.

Design and build

Why design and build works better

Most homeowners hire an architect, then try to find a builder to match the drawings. With design and build, one company does both, and that changes how the whole project runs.

One contract, one company

Design, costing and build sit with one firm. If something needs sorting, there is one company answering for it, not an architect and a builder pointing at each other.

Cost in mind from the first sketch

Our designers work alongside our quantity surveyors and site team, so the build cost is considered while the drawings are being made, not after.

Drawings that suit the build

The people drawing your project work with the people building it, so details are worked out with the build in mind before anything reaches site.

No gaps between stages

There is no handover from one firm to another between design, warrant and build. The same team carries the project from the first visit to the completion certificate.

We deal with the council

We handle planning and the building warrant, and deal with the council right through to the completion certificate.

A clear price before we start

You get approved drawings, a building warrant and a written build price, with finishing items priced one by one. What is not included is written down as clearly as what is.

How design and build works →

How it works

One company, start to finish

  1. Site visit

We visit the house, talk through what you want and explain plainly what's involved.

  2. Warrant drawings

Our sister design company draws it up and handles planning and the building warrant.

  3. Build costing

Our own quantity surveyors price it. You get the build price in writing first.

  4. The build

Our team builds it and runs the programme. No trades for you to chase.

  5. Sign off

We deal with the council for you, all the way to the completion certificate.

We cannot recommend Cutwood Joinery enough. We have just completed our project which involved removing a wall between our kitchen and dining room, removing doors through to our conservatory, floors brought to same height making it a large open plan space.

Cutwood Joinery have recently completed our full bathroom refurbishment which involved an extensive strip out and re-fit, including walls, plumbing, electrics, flooring and decoration. We are very pleased with the outcome and it's a joy to use our new bathroom.

Questions

Full Home Renovations FAQs

Can we live in the house during a full renovation?

Most of our clients do, depending on the scope. We keep the working area separate and leave the house clean and usable each day. If a stage would make that hard, we tell you at the start.

Do I need a building warrant?

It depends on the work. Structural changes usually need one, and some services work may too. We check what your project needs at the start.

Do you take on single rooms?

We take on full scopes of work rather than single small repairs. A renovation covering several rooms or the whole house is what this service is for.

How do you price a renovation?

We list each part of the work with its own price, and finishing items like flooring and decoration are shown separately. What is not included is written down as clearly as what is.

Who manages the trades?

We do. Our joiners and plumbers work with a settled team of trades we have used for years, all under one contract with us.

Who handles any drawings and warrants?

Our sister company, CWJ Architectural Design Services, prepares any drawings needed and handles the building warrant and planning applications.

Can you change the layout as part of a renovation?

Yes. Removing walls and forming new openings is part of our renovation work, with structural changes designed by a structural engineer.

Do you deal with the council?

Yes. Where a building warrant is needed, we deal with the council from the application through to the completion certificate.

Can you fit a new kitchen and bathroom as part of the renovation?

Yes, for homes within 25 miles of our Kilmarnock office. They can be priced as part of the renovation.

Can I choose which finishing items you do?

Yes. Finishing items such as flooring and decoration are listed separately as optional extras, so you choose what you want us to do.

What happens at the first visit?

We walk round the house with you, talk through what you want to change and look at anything that might affect the work. From there we explain the next steps.
