Design and build vs traditional.
One company for the design and the build, or an architect and then a builder.
Side by side
Two ways to get a project built
The traditional route is to hire an architect for drawings, then go looking for a builder to price them. Design and build puts both under one roof.
| Traditional route | Design and build with us | |
|---|---|---|
| Who draws it | An architect you find and appoint | CWJ Architectural Design Services, our sister company |
| When you know the build cost | After the drawings are finished, when builders price them | Considered while it is designed, priced from the warrant drawings |
| Who deals with the council | Often left to you to coordinate | We do, right through to the completion certificate |
| Contracts | Separate contracts with the designer and the builder | One contract with one company |
| If something goes wrong | Architect and builder can point at each other | One company answers for it |
| Who runs the job | You coordinate the designer, engineer, builder and council | Our own project manager |
Why we set it up
Drawings made to be built
We set up CWJ Architectural Design Services because we kept being handed drawings that had not been worked out with the build in mind.
When the people drawing a project work with the people pricing and building it, problems are solved on paper, the price is clearer from the start, and there is no gap between design and build for things to fall into.
