How your price is built.
Priced by our own quantity surveyors from the warrant drawings, with nothing hidden.
Priced from the warrant drawings
Your main price is the construction cost to build your project to the approved building warrant.
It is worked out by our own quantity surveyors from the drawings and specification, not estimated from a quick look round the house. That covers the groundworks and foundations, the walls, roof, windows and doors shown on the drawings, insulation, and the work needed to meet the building regulations.
What you get before we start
- Approved drawings
- A building warrant
- A written build price
- Finishing items priced one by one
- What is not included, in writing

Every line of the price traced to a drawing
Because the price comes from the warrant drawings and specification, you can see what each part of the build covers.
Nothing is guessed from a walk round the house.
How the price is set out
The build
The construction cost to build to the approved warrant, from groundworks to roof.
Finishing items
Kitchen, flooring, decoration, internal doors and sanitaryware, each listed with its own price.
Your choices
Take any finishing item on yourself and it comes off the price, without the rest moving.
Not included
Anything outside the price is written down before you sign, not found halfway through.
Changes
Any change or extra work is agreed in writing first, with what it does to the price and the programme.
Cost in the design
Because design and costing sit together, the build cost is considered while the drawings are made.
What to check in any quote
Two quotes for the same job can look far apart and still be for different things.
Ask every builder
- Is it priced against approved warrant drawings or a sketch?
- Are there provisional sums or allowances?
- Are design, planning and the warrant included?
- Who is doing the work and who answers for it?
- What is not included, in writing?
