Why no two extensions cost the same
The calculator gives you a sound starting point. These are the things that move the final figure.
Size of the extension
Floor area is the biggest driver. The calculator uses the width and depth you enter.
Single or two storey
A second storey adds structure and a roof above, but costs less per square metre.
Ground and foundations
Soft ground, drains or trees nearby can mean deeper or special foundations.
Roof and glazing
Roof lanterns, bifold or sliding doors and large windows all change the price.
Opening into the house
Taking out a back wall needs steel beams, engineer's calculations and a warrant.
Access to the site
Narrow or awkward access for diggers and deliveries adds time on site.

See one built, week by week

It is a guide based on typical Ayrshire extensions of the size and type you choose. Your actual price is measured line by line from your drawings by our own Quantity Surveyors.

Does the guide price include VAT?
You can switch between prices with and without VAT on the results screen.
What happens after I get my guide price?
You can book a free call to talk it through. If it suits you, we arrange a site visit and CWJ Architectural Design Services can draw your extension.
Is my information shared?
No. Your details are only used by Cutwood Joinery & Construction to come back to you about your project.
