The floor
Garage floors are usually lower than the house and not insulated. Raising and insulating the floor, with a damp proof membrane, is a large part of most conversions.
The garage door opening
The door opening is usually filled with a new wall, often with a window. That wall needs a proper base underneath it.
The walls and roof
Garage walls and roofs normally need insulating to meet the building regulations, and sometimes the roof needs more work than that.
Connecting to the house
Making an opening through to the house, or changing the existing doorway, may need structural work and fire separation.
Heating, electrics and plumbing
The new room needs heating, lighting and sockets, and any plumbing if it includes a shower room or utility.
The building warrant
Converting a garage into a habitable room needs a building warrant in Scotland. Our sister company, CWJ Architectural Design Services, prepares the drawings and the application, and we deal with the council through to the completion certificate.
How we price it
Our quantity surveyors price the build from the approved warrant drawings. Finishing items are listed separately with their own prices, and what is not included is written down as clearly as what is.
