
Luxury Bathroom & Study Kilmarnock
Project overview
Cutwood Joinery transformed a downstairs study in a Kilmarnock bungalow into two purposeful spaces: a fully compliant bathroom with shower and a compact entertainment/study. We handled everything—measured survey, space planning, architect’s drawings, and Building Warrant for a new window formed in existing brickwork.
The bathroom fit-out included supply and installation of sanitaryware and brassware, accurate tiling with trims, a low-maintenance wet-panel ceiling, and professional sealing by a mastic specialist.
Inside, we built acoustic-minded partitions, installed oak doors with matching trims, and added custom storage. Services were re-routed cleanly (waste, water, heating) with proper ventilation and new radiators. Electrical works covered first/second fix, protected circuits, and layered LED lighting. The bathroom fit-out included quality sanitaryware, precise tiling, a wet-panel ceiling, and professional sealing—delivered under one contract, on programme, and ready to use.
Bathroom & Multi-Use Room Conversion, Kilmarnock
In a traditional Kilmarnock bungalow we re-planned a downstairs study to create a split layout: a fully compliant bathroom with shower alongside a compact entertainment room/small study. The brief was to add a new bathroom without extending the footprint, keep maintenance low, and make both spaces feel purposeful rather than “carved out.”
Pre-Construction & Compliance
We began with a measured survey and space planning to establish clearances around the shower, WC and vanity, followed by architect’s drawings covering partitions, service routes and the new side-elevation window. Because the window required a new opening in existing brickwork, we handled the Building Warrant application and liaison, including lintel specification, cavity detailing and external make-good. A short, realistic programme was agreed at the outset with dust control, occupied-home protection and waste management built in.
Structure & Joinery
Forming the two rooms meant constructing new partitions (with acoustic insulation where practical) and integrating new frames and oak doors with matching architraves and skirting so the conversion reads as original. A custom storage unit was sized to an alcove to maximise usable space without crowding circulation. Externally, the window opening was cut, lintelled and weathered, then finished to match the existing elevation.
Services, Heating & Electrics
Services were re-routed cleanly: waste and drainage, hot and cold feeds, and heating pipework were taken to new positions with isolation points for future maintenance. Ventilation was sized and ducted correctly with back-draft control, and radiators with matching valves were installed, balanced and bled. Electrically, we completed first and second fix, added mirror and extraction feeds, verified RCD/RCBO protection, and used soft, layered LED lighting to keep both rooms bright and comfortable.
Bathroom Fit-Out
The bathroom fit-out included supply and installation of sanitaryware and brassware, a straight, well-set tiling layout with appropriate trims and movement joints, and a wet-panel ceiling for a durable, easy-clean finish. A mastic specialist sealed all wet interfaces for longevity. Commissioning covered pressure and leak tests plus extraction performance, followed by a neat snag pass.
Coordination & Trades
To keep the project moving with one point of responsibility, we provided full coordination of all trades—plumber, tiler, electrician, plasterer, brickworker, roughing and finishing joiners, mastic specialist and decorator—and managed documentation through to completion.
